>> Conceptual DesignThis phase involves the development of the project brief outlining the owner's specific requirements. The primary purpose of conceptual design is to obtain approval from the client on a solution that will be further pursued. Form–giving design strategies (such as passive solar heating, cross ventilation, day-lighting) will be balanced with fixed factors such as existing buildings, site orientation + views, personal aesthetic preferences and shown in plans, sections and elevations developed during this phase. The project directions outlined in conceptual design are verified as being technically feasible, within budget, and able to deliver on design intents. |

>> Design DevelopmentDesign development might be best described as the analysis and production phase of a project. Conceptual design decisions are validated, systems are optimized, details are developed, specific equipment selected, and drawings and specifications initiated. At completion of design development a council planning application may be prepared and lodged. |

>> Building/Tender DocumentationThis phase involves the preparation of construction drawings, specifications, and related documents that convey the aspirations of the owner and design team to the contractor. Initially structure and compliance with building codes are addressed and approved for construction. However in order to accurately tender, builders also require exterior materials and internal finishes and fittings to be selected and scheduled. These documents will inevitably incorporate structural engineering and may involve services and other specialist consultant involvement depending on project complexities. All this information becomes a major part of the contract between an owner and a contractor and are the basis for construction. |

>> TenderIf a builder has not been previously appointed, the building/tender documentation is packaged and issued to a number of suitable building companies for competitive pricing. It is important all tender information is consistent and distributed equally, and likewise all tenders received include an identical scope of work to enable a comparison between tenders. At completion of tender assessment a recommendation for builder is presented to the owner for consideration. |
